What a deal!The baths and kitchen were taken down to the studs and rebuilt with new wiring, plumbing, fixtures, cabinets, tile backsplash, tile floors, stainless appliances, farm house style sink that overlooks the spacious back yard. The roof was leaking when this owner purchased it, so the roof was removed and all damaged sheathing was replaced in 2018. New insulation was added. Gutters were installed in 2022.
The chimneys have not been used by these owners and they deem them non-functional because they have not been inspected by these owners.
There is a tankless hot water heater with a thermostat in the laundry room. The heater is mounted outside. The vinyl exterior was removed and all damaged exterior wood was removed and replaced with new. Insulation was added in the walls. On the back is some hardi board. The porch roof was re built and a new porch added upstairs with a balcony. All windows were replaced by Home Depot in 2022. The ac unit is outside. Ducts were replaced when the unit was installed. There is one outside and one inside, with separate thermostats. There is one heating unit for both the up and down levels. The unit is in the attic.
The primary bedroom with attached bath and exterior door is on the main level off the main hall. Beadboard ceilings are common throughout, with heart pine floors being the main flooring. Two bedrooms have LVP (luxury vinyl planks) over the heart pine. The mantles are original. Moldings remain except where restoration/renovation occurred. New moldings mimic the original. The laundry room is oversized, with one end reinforced to carry the weight of a 1000 pound safe. This laundry/utility room is located off the kitchen. There are tile floors in the kitchen and laundry and the attached breakfast area and sitting area occupy the same walls. The walls are both plaster and drywall. Where the plaster was damaged, it was repaired. New rooms have dry wall. The upstairs bathroom is also new and the owners added a window to the bath. A door in the dining room was removed to give adequate wall space and a cedar lined closet is in the dining room. On the main level: Living Room, additional front sitting room used as their home office and TV room, dining room, primary bedroom and attached bath. All living and dining spaces are large. The kitchen opens on one end to a space large enough for eating and a cozy den area. There is a new bath off that space which is particularly convenient for pool users. The inground pool has a liner that was replaced. There is an outside "she shed" with wiring and two additional storage buildings. Measurements are approximate.
The only improvement not done by the sellers is the installation of a stoop on the rear of the home. Anything left undone will be the responsibility of the new owner.
Johnston has a population of under 3,000. It is a quiet, rural town with close proximity to major shopping, hospitals, and the interstates of I 20 and I 26. Edgefield, the county seat, is 10 min. away. Aiken, SC., N. Augusta , S.C. and Augusta, Ga are 30- 45 min. There are two traffic lights in town. Daily needs can be met by the stores, pharmacy etc. that are present. With 10- 30 minutes you will find additional shopping and major chain stores.
