1917 Craftsman Bungalow

2204 S Arlington Ave
Reno, Nevada 89509

PRICE REDUCED BELOW RECENT APPRAISAL!! Lovely, old-world charmer in the desirable SW Reno area on a third acre with lush gardens and fruit plants. If you've ever wanted the cute brick house behind a white picket fence, this is it! Built in 1917, this 105-year-young beauty has a covered front porch - something you don't find much of anymore. Surrounded by greenery, the home is quiet inside - the dual-pane, vinyl windows helps that, too.

As you come through the front door of your new home, you find yourself in a large combination living room & dining room. A built-in china cabinet and serving shelf with an original, mirrored back (one slight crack, easily hidden by a photo) and an original, three-shelf, pass-through with double-sided glass doors in the upper cabinet for glassware, plates, or curios. The pass through goes into the kitchen above the counters there.

The upgraded kitchen has a gas range and oven appliance in the central island with small counter spaces on either side and an upper shelf, useful for cooking tools. The rest of the kitchen is laid out for convenience and easy reach for everything. It has cultured granite counter tops, a stainless steel double sink, and cabinets on the wall opposite the sink for dry and canned food-storage.

Walking out the back door of the kitchen, you enter a cozy, glassed-in, sun-room, perfect for your potted plants or a couple of chair to relax in. From there, walk on outside to the first of several deck areas, this one overlooking the back yard and the other decks. Just down the steps from the deck are more steps leading to the basement (there are steps from inside, too).

The basement has a sauna in the utilities portion, as well as a separate laundry room that also contains a full bath downstairs with a tub and shower. The next basement room, currently used as a workout and exercise room, could be converted to a bedroom with the addition of a closet and maybe some partitioning and could even become a separate apartment, if needed.

Back upstairs, as you come in the front door, to your left is the front bedroom suite with a full bath. Large windows keep it bright and airy and the bath is done in period tile and has a free-standing, claw-foot tub and shower attachment with brass fittings. Down the hall is the master bedroom, also on the left, with a wood-framed, mullioned glass door to the master bath. The master also has a free-standing, claw-foot tub with a separate shower stall in the corner. Double sinks, in opposite corners of the bath, have tiled countertops with open-to-view, brass plumbing under each. There is a Tiffany-style lamp shade here in the master bath (and one in the dining room). A second door in the master bath provides easy access to/from the kitchen, as well.

The foundation walls in the basement are native rock on concrete, mostly finished on the inside with wall-board. In the back yard, a multi-level set of decks again the back-fence-foliage provides plenty of opportunity for afternoon sun-worshipping or casual drinks with friends while watching children play on the expanse of grass. There are, as mentioned above, several fruit trees and garden plants, including some berry bushes, as well as decorative plants including roses and more.

To the left of the house, as you're facing it from the street, is a long gravel driveway to a two-car, detached garage with plenty of room for the RV toys. There is potential for use up in the attic, if desired. An updated water heater, gas furnace, electrical service panel, and a new water line out front help with peace of mind about the age of the home and the paint (inside and out) is relatively fresh. The home also has double-pane windows in wood cased framing throughout the upper floor. Two years ago, the owner re-did the drip system. The wood flooring in most of this home is Douglas Fir.

Watch sunrise skies from the back decks and sunsets from the front porch on this not-so-little, third acre, piece of heaven in Southwest Reno! RECENTLY APPRAISED!
