Hastening Farm

LOCATION: 20597 Furr Road, Round Hill, Virginia, in Loudoun County. Ideally located just seven miles North West of the town of Middleburg, Hastening Farm lies nestled down a meandering driveway off a quiet gravel road. It is 45 minutes to Dulles International Airport and an hour’s drive to Washington D.C.

PROPERTY: Hastening Farm consists of 42.5 acres of open, rolling hills, some mature woods, stone retaining walls, English gardens and fenced pastures. At the front of the house lies a spring fed pond. Mature hardwoods and extensive plantings fill the sweeping lawns around the main house. Secluded in the heart of the Piedmont Fox Hound’s Northern territory, this property has been operating as either a horse or cattle operation for most of the century. In fact, one can ride to over ten hunt meet locations from this property.

RESIDENCE: The original brick section of the house dates to 1750. The right hand stone section was built circa 1780. The left hand stone section was part of a major renovation undertaken by the current owners. When the improvements were made, meticulous care was given to preserve the character of the older sections of the house. This created a wonderful blend of old world charm combined with the demands of a modern family. The effect is a comfortable, light filled, country home reminiscent of old England.

MAIN LEVEL: Throughout the main stone and brick sections of the house are lovely architectural details such as deep-set windows, extraordinarily wide oak flooring and unique hand carved wood mantels. The front entrance is up a stone staircase to a terrace that opens into the formal Sitting Room with original 18th century woodwork. To the right is a small doorway leading down into the stone wing which houses the formal Dining Room. Circa 1780, this room features exposed beams, plenty of natural light and a massive stone hearth with an 17th century wood mantel. Doors open on both sides; one to the front stone terrace overlooking the pond, the other to the back sunken stone patio with extensive landscaping and fountain. To the left of the front door is the the formal Living Room featuring a molded heart pine mantel original to the house, 30'-35' inch wide 18th century oak floor boards and exposed beams.

Straight though the center section is the newer, frame addition that was added in 1985 by the current owners. A small foyer leads out the side door to the barns, down a few stairs to the sunken patio, or up the stairwell to the second floor. Beyond is the open Country Kitchen. A large island separates the kitchen from the spacious Family Room with a wood stove, exposed beams and a large bay window. Another door at the back of the Family Room leads outside to the side sunken stone patio. In addition, there is a Mudroom and Powder Room off the Kitchen.

UPPER LEVEL: Follow the stairwell to the second floor to a landing that leads to the Master Bedroom Suite with a separate Dressing Room with built-ins and large closets. This spacious bedroom features a vaulted ceiling with a copula with skylights and a large window seat. Just off the roomy Master Bedroom is the luxurious Master Bath with travertine marble flooring, shower, his and her vanities, and a separate bathtub. Left of the stairwell are the three Guest Bedrooms each located above the older sections of the house. The smallest is within the center part of the house, but still offers plenty of room and a hidden fireplace. On the way to the Guest Bedroom over the Dining Room wing is a Full Bath which is shared by these two bedrooms. This second bedroom features exposed A-frame beams, vaulted ceiling with four deep-set windows and a small loft area. The third Guest Bedroom offers its own private Full Bath.

LOWER LEVEL: Under the front entrance is an arched door leading down to the English basement with room for storage.

OUTBUILDINGS: There is a separate one-car garage with an attached one bedroom Apartment. In addition there is a separate four bedroom, two bath Tenant House. Just opposite the main house sits a stone Spring House which feeds the pond. In the barn area is a Machine Shed and old silo with attached storage sheds. BARNS: Hastening Farm has a massive 19th century Dutch Bank barn complex that provides six spacious stalls below with plenty of light provided by banks of windows. In addition there is a wash stall and a separate heated Tack Room. In the second and third stories of the barn are extensive workshops and storage for the owner’s personal antique business. This includes a special heated office space and a half-bath. Off the barn are ten paddocks ranging from smaller turnouts to larger pastures. Each paddock has a run-in shed. To complete the property is a blue stone riding ring made especially large to accommodate the owner’s carriages.
