The Dr. Oliver Dahl house, built in 1925, is a contributing property in the West Side Historic District (National Historic Register neighborhood) in downtown Hendersonville, NC.

This bungalow has 6 bedrooms and 3.5 baths with living room, dining room, kitchen, and large L-shaped screened-in front porch perfect for enjoying the moderate climate in Western North Carolina.

Interior features include built-ins in the living room, 9 ft ceilings, fireplace, radiators, restored plaster walls, and many original fixtures, crystal doorknobs etc.

Exterior features of the house include triple corner posts, 2x2 balustrade, stuccoed piers, and original eight-over-one windows with wavy panes.

The front yard has been landscaped with perennials and ground covers and a pea gravel path with brick border. The small backyard is a quiet space with fir and hemlock trees at the edge of the property line.

The current owners have done much of the difficult and expensive infrastructure work such as a complete repiping with PEX, complete rewiring with Romex, modern breaker panel and 200 amp service. The attic has been insulated with Icynene to improve energy and thermal efficiency. The radiator system has been inspected and fine-tuned with a new Weil-McLain CGa-6 boiler installed in 2007. A Weil-McLain indirect hot water system was installed in 2008, providing improved energy efficiency via utilizing the boiler system for hot water.

The daylight basement provides 1500+ sq. feet of storage and could be converted to extra living space or an artist studio. Basement radiators are connected but currently valved off. As testimony to its past uses as a health school, doctor's office, and boarding house, the basement contains two kitchen areas, 1.5 baths, and an unique shower area that was either a steam shower or body wash.

Additional Notes

The exterior is covered with aluminum siding which has protected the original wood lap siding underneath. Soffit is covered with vinyl. Aluminum siding can be easily repainted, or remove and renovate the original wood underneath.

List of improvements:

  • New refrigerator, dishwasher, gas stove
  • Completely rewired, including to and from switches, outlets, and fixtures. Added new outlets in various rooms, new outlets and fixtures on porch, outlets grounded.
  • 200 amp service to house with one 100 amp breaker panel currently, and dual meter box (for possible future separating out of basement from house electrical usage/billing).
  • Completely repiped with PEX hot and cold lines, added whole house filter unit to remove chlorine.
  • Two bathrooms tastefully remodeled, new period-correct tile floor, etc.
  • New oak floor in front bedroom.
  • New upscale ceiling fans on porch (Minka Aire Las Lunas), and living room (Minka Aire Alcazar)
  • Disconnected unused gas lines, had gas company upgrade service via installation of new 2 lb. regulators.
  • Main sewer line snaked by "Mr. Rooter", roof top vents snaked by Walton Sewer and Drain.
  • Termite baiting system installed, preventative spot treatments, and regular inspections and monitoring by Blue Ridge Termite.
  • Drop ceilings removed, new sheetrock ceilings installed over existing plaster ceilings (except kitchen).
  • Plaster walls throughout house professionally repaired structurally and cosmetically, and all walls repainted.
  • Other cosmetics: chair rail added to living room, wainscot panelling added in dining room, hall, and foyer.
  • Structural repairs in basement undertaken as advised by restoration carpenter - new jackposts added, new joists sistered in to old damaged areas near boiler.
  • New Weil-McLain boiler - radiator system checked, new bleeder valves installed to all radiators
  • New Weil-McLain indirect hot water heater... works with boiler to provide hot water. No moving parts and takes advantage of boiler efficiency etc.
  • Removal of poor condition drop ceilings in basement areas.
  • Screened in front porch using Screen Tight system.
  • Repaired right corner of porch floor joists and replaced that section of floor.
  • Insulated attic with Icynene open cell foam from Home Energy Partners.
