18th Century Charm with 21st Centry Functionality

This pristine 1785 Colonial boasts a total of 3948 sq. ft. of living space, plus a 300 sq. ft. screened porch off the Kitchen. Wide board chestnut and poplar floors, doors with wrought iron thumb-latch hardware and hand-planed boxed beams are some of its many original features. All four fireplaces in the 1785 portion of the home (as well as the fireplace in the 20th century addition) are in operating condition. The original stone foundation basement and full walk-up attic provide substantial storage space.

The Kitchen, located in the 19th Century "summer kitchen" addition, features exposed beams and a spacious eating area. A center island with a solid cherry countertop is complemented by an antique apple ladder pot rack. Recent updates including stainless steel appliances, solid surface countertops, freshly painted cabinets and upgraded lighting combine Colonial charm with 21st Century function.

200 amp electrical service is set-up with a generator (located in the barn) that will run all mechanical systems (HVAC & well) and power the Kitchen. Heat comes from a high efficiency oil system that delivers heat via hydro-air and hot water to four zones. The Master Bedroom Suite has central A/C.

In addition to mechanical upgrades, significant maintenance and sensitive restoration work has been completed within the last ten years. The roof is Certainteed Woodscape AR 30 architectural shingle. The home was resided and insulated in 2008 with quarter-sawn western hemlock clapboard and finished with the Cabot factory finish system.
