The gentle evening breezes blow the bugs away so you can enjoy the setting sun from either of the 550 sf wrap around covered porches…upstairs or down.
Built for indoor outdoor living, with 10 exterior doors leading to porches, patios and courtyards. Hot air rises to 10 foot ceilings allowing cooling breezes to circulate throughout the rooms. The home is quite comfortable throughout the spring and fall without heat or air conditioning.

The neighbors are wonderful, long time residents looking after one another! The neighborhood is listed in the national register of historic neighborhoods and this home is eligible for national historic register status and Biloxi landmark status. Federal and state tax incentives for historic home restoration projects may be available. It was the first location for the French settlement which served as the capital of the French colonies until it was moved to New Orleans and French coins have been found under the house!
For 26 miles of Mississippi beach front property this is probably the house nearest the beach left untouched by Katrina flood waters. In a “no flood zone”; no flood insurance is required. This is some of the highest elevation along the entire gulf coast despite sitting just one house away from the beach.
Originally built on the beach, it was the family home of Judge Walter White and his wife Cora, the builders and owners of the beach front White House Hotel, now in its original location. Built in the early 1900s to last for generations withmaterials and craftsmanship too cost prohibitive to use in contemporary homes being built today. It is time and weather tested, withstanding storms for over 100 years, and yet it retains its original pressed, interlocked metal shingle roof!
Beneath its old growth wood siding, it is diagonally sheathed in 7/8” inch tongue and groove lumber.

Currently zoned residential, but with a zoning change to “Neighborhood business or “Limited business”, a Bed and Breakfast or AirBnB would be possible, or many other business opportunities….photography studio, shabby chic furniture creations and consignment, boutique brunch spot, murder mystery weekend and themed party location, artisans creative corner, restaurant…or just a home big enough for extended family and friends visiting the beautiful Mississippi Gulf Coast!
We are selling the house "as is” for that reason. A few rooms have been intentionally left unfinished and the floor plan flexible to leave open as many options as possible for the future owners preferences, purposes and imagination. With 5442 sq ft under roof; not including the attic or “carriage house”; there is plenty of room for your dreams.
The current driveways have room for two vehicles. However; cut one of the fruit trees down to add an additional parking space and other shrubbery to add more. The south porch leads to a courtyard but could also be additional parking space, or room for a swimming pool.
Originally the house was heated with 5 coal grate fireplaces and a circulating hot water radiator system. Either or both could perhaps be resurrected and pressed back into service. The gravity fed water tank remains in the attic, along with the some newer unvented gas heaters and ductwork from a “retired” upstairs electric central air and heat system. With solar and/or “ductless mini split” systems for “zone” heat and cooling; we will leave decisions on which rooms to include in which “zones”, depending on the future owners use and preferences.
Electrical has been updated, and all the plumbing supply lines have been updated also. The gas and water company have also updated the supply lines from and under the streets. Professional structural engineer report. Asking price is below its appraised value.
