The building is across from Central Park and all three floors have views of the park, and the third floor also has view of Lover's Leap and the Mississippi River.

This is a contributing building to the Central Park Historic District and is eligible for MO and Federal tax credits for approved renovations.

Built in 1870-71 in the popular Italiante style the building then known as the Mozart Hall is 12000 square feet, not including a full basement under each ground floor shop space. Each storefront is approximately 2000 square feet and has the original tin ceilings. The building is located in Hannibal's Central Park Historic District and is directly across from Central Park.

The American Dream ranch style home of the 1950's is recreated in the two fabulous apartments on the second floor. The second floor was remodeled in the late 1950's into two very impressive apartments. They resemble a high-end one-story ranch home of the period and are quite remarkable in the quality of construction.

The shopkeeper's personal apartment is exceptional. It has very high quality custom cabinets in the kitchen, a huge den open to the kitchen with beamed cathedral ceilings and a massive brick fireplace with gas logs. The bathroom is tile, the master bedroom suite has a walk-in closet and there is a convenient laundry room.

The second apartment was also built with a beamed cathedral ceiling and tile bath. The walls of the large living rooms are paneled with a high-end maple paneling 5/8 inch thick. The fine woodwork, cabinets and tile are in excellent condition. both units have central forced air heat.

The third floor needs renovation, but is an impressive 4000 square foot open room with 20 ft ceilings. This space could be turned into a fantastic loft or an art studio.
