More About This House

This house has been under the same ownership for 16 years. Prior to that it it was in the same family for decades and served for a time as a boarding house, like so many of the South's large old houses.

Today it is largely the same as when it was built, except that many decades ago the downstairs bath, originally a powder room, was extended into the service porch and now has a tiled shower.

The house mostly follows the classic Foursquare form: four rooms down over four rooms up. However, the living room encompasses two such 'rooms' and is quite large. The kitchen extends off the back.

The house sits on a corner lot and is unusual in that its natural 'front' faces 7th Street and features an expansive porch with no street access, so that it functions like a private veranda. The main entrance is on Clement Avenue, as is the driveway, which leads to a carport right beside the back door to the house.

Attached to the carport is 15' x 24' workshop with electrical service, 9-foot walls and extensive attic storage.

The back porch, which leads to the kitchen, houses the washer and dryer and a water closet, with a working toilet (it also serves as a utility closet). There is a butler's pantry which features a large pantry and vintage cabinets.

One bedroom is downstairs, with attached bathroom -- perfect for a roommate, airbnb guests, or residents with limited mobility. Upstairs are four bedrooms. Two rooms communicate with each other, and one of these has two built-in bookcases (one original, one built to match). Ideal for a home office/library.

The master bedroom leads to a wonderful sleeping porch, and is next to the bathroom, which is just renovated and has a claw-foot tub.

All bedrooms have original closets (meaning they don't stick out into the rooms); in addition there is a linen closet in the upstairs hall. Between those, the pantry, the attic, the basement and the carport/shop with its own attic, this house has lots and lots of storage space, especially for an old house!

The wood floors are gorgeous and in good shape.The house has all of its original doors and windows and plaster walls. All windows operate and have high-quality storm sashes.

The attic has pull-down stairs, lighting and extensive flooring for storage. The basement is dry, accessible from inside the house and roomy enough for a small shop (which it was, before I built the workshop).

Current Condition

Undoubtedly, the kitchen needs updating, although it is clean and functional, with recent paint, a new ceiling, and some updates to the wiring and plumbing. Removing the wall between the kitchen and butler's pantry would provide plenty of space for a modern, well-appointed kitchen.

The two bathrooms were renovated in 2009 and 2019, respectively, with updated plumbing, electrical and ventilation. Unless you have a problem with the vintage styling, both should provide years of trouble-free service.

The roof dates to 2006, but remains in good condition, as do the gutters, which were replaced about four years ago.

Most of the house is covered with vinyl siding; not ideal for old-house lovers, but it will spare you the expense of painting. Note that NC tax credits are available for renovations to historic houses, which include vinyl siding removal.

The plumbing is a mix of old and new; most of the drain pipes are original but have never caused any major issues; most of the galvanized supply lines have been replaced by now, much of them now copper or PEX.

The electrical system is also a mix of old and new. There is plenty of capacity: a 200-amp box outside, with 100-amp sub-panels in the basement and workshop. Another panel inside services the remaining knob-and-tube circuits. It is older than the others but does have modern-style circuit breakers. Both bathrooms have modern circuits with GFCI outlets. Several rooms have grounded circuits fed from conduit attached to the exterior walls or wires fished though closets. Other new wiring has been added since 2006.

A gas-fired heater in the library is non-functional, and the gas pipes feeding it have been disconnected, Gas now supplies the furnace, stove and dryer.

The foundation is sound and the drainage is adequate. Note that some seepage used to occur in the basement during heavy rain, and construction of the apartments next door caused flooding a few times. But since then the land was re-graded and a french drain installed. The basement is now consistently dry.

The house has suffered extensive termite damage in its life, all of which I have since repaired. I have kept the house termite-free for the last decade and a half, and I have had a recent structural inspection (available on request) to ensure that no hidden damage remains.

The floors are reasonably level for an old house and there is no serious sagging or major bounciness. You will see undulations in the plaster, and over the years some parts of the house have moved up and down, causing plaster cracks and out square doorways and window openings. Noticeable in spots, but nothing major. Fortunately the interior walls and ceilings have never suffered significant water damage.

The most problematic aspect of this house has been the ceilings. In the first place, they were at some point covered with a popcorn finish. Also, most likely because of vibration from 7th Street, many of them de-laminated over time, with the plaster sagging and in some cases eventually falling. Most of the ceilings have by now been refinished with drywall, but they remain in several rooms. They are reasonably sound, but the library ceiling has lost a bit of plaster around the fireplace (see the picture above).

Why You Should Buy This House

This house is ideal for anyone who wants the warmth and historic character of an old house and who also wants to be close to a booming urban center.

It is very well-suited for a live/work lifestyle. If you are handy or enjoy working with your hands, it is one of the few houses in Elizabeth with a detached workshop and an attached two-car carport for even more working space.

The house is adjacent to busy 7th Street, but it has a corner lot and the entrance is on much less busy Clement Avenue. Also, 7th Street is generally quiet at night.

The house is within walking or cycling distance to Elizabeth's commercial district, which includes a number of restaurants, bakeries and coffee shops.

If you crave green space, Independence Park is about a block away. Also, the Sugar Creek Greenway is about a ten-minute bike ride away, and will take you all the way to Park Road Shopping Center.
