The Dolan House was built in 1888 by James Dolan a major participant in the Lincoln County War. It is made of adobe bricks - all of the walls are 20" thick. This keeps the house cool in the summer and warm in the winter.
The Dolan House is currently operated as a Bed & Breakfast/ Restaurant and Gift Shop, generating a significant amount of income.
If you wanted the house as a private residence it could have 5 bedrooms and 2 full baths. A large dining room with a huge rock fireplace capable of burning a three foot log. All wood floors throughout the house with the exception of the kitchen and bathrooms which are tile. There is a large room that could be used as an office, rec room or living room with wood stove. Bedroom 1 and Bedroom 2 have the original fireplaces.
The house has been completely re plumbed, new electrical, 6" of insulation in the ceilings, new tile in the bathrooms, kitchen and dish washing room. There are storm windows and screens for all windows. The kitchen is very efficient with stainless steel shelves and appliances. There are two refrigerators, stainless steel work table, steam table and gas range.
There are 3.5 water rights on the Bonito River which go with the property. They were established in 1855. The purchase of this house and outbuildings, including property and water rights are for those things only. All other items including inventory, furniture, farm equipment will be sold at fair negotiated price.
Lincoln is governed by an ordinance that covers the property five miles east and five miles west of Lincoln. The ordinance is manage by a board of local residents and the County Commissioners. Lincoln is a very tight community that sits in the sparsely populated Bonito Valley. The Bonito River runs through the valley. Approximately 50 residents live in Lincoln proper.
The children ride the school bus to Capitan (12 miles) which has a very good preschool through high school.
Lincoln is a pleasant place to live to get away from crime and the hustle and bustle of the more populated areas.
If you like history - this is the place to live. Governor Lew Wallace called the street "the most dangerous street in America" in the 1870's. Over 60 people were killed on this street. Thank goodness things have now quieted down.
The Dolan House was built in 1888 by Jimmy Dolan, one of the worst men in Lincoln. He along with LG Murphy owned the Murphy Dolan store, which today is the Courthouse museum. They were in competition with Tunstall and McSween the other factions in the Lincoln County War.
Much of the town of Lincoln has been preserved. There are 14 buildings which are owned by the State of New Mexico of which 7 are open to the public seven days per week. There are 30,000 to 40,000 visitors a year from around the world that visit Lincoln. Most folks come because of Billy the Kid who lived here and escaped from the jail before he was scheduled to hang.
Even though The Dolan House is 131 years old it probably has that many more years in it. It is a very well built adobe house. We have completely refurbished it installing new floors in six rooms and have installed new plumbing and electrical.
There are 1855 water rights on the Rio Bonito delivering 850 gallons or water per minute to an irrigation system that can irrigate the property. This is a real asset as the cost is minimal to operate. The back pasture area is newly fenced suitable for horses or other types of livestock. There are two terraces on the property ideal for gardening. There is plenty of room for horse corrals and a barn. There is a 12' X 32' storage shed for storing farm equipment or whatever. An additional building that has Highway 380 frontage can be used for small retail/rental building.
The area in and around Lincoln is ideal for horseback riding, hunting (deer, elk, barbaric sheep, antelope) and fishing. Higher in the mountains brown bear and mountain lion.
The area is suitable for ATV's, motorcycles and mountain bicycles.
This is a real opportunity to live in a small safe community and be very self sufficient.
