All of the charming aspects of this house were maintained. The beautiful built in secretary in the hallway was sanded and painted. It has a little pull down door to make a desk. The original windows were unstuck, sanded, most were reconnected to their weights, and painted. The fireplace hearth was cracked down the middle, so half was removed. Several tiles were loose. They were carefully cleaned up laid again. Where the hearth had been removed, more concrete was poured (as the tiles sat on about 4" inches of concrete) and some reclaimed hardwood was put down. The hearth is smaller, but looks great.
Those beautiful wood doors restored by the previous owners were kept and not painted. The original tiles in original bathroom were mostly kept. The ironing board cabinet that had been repurposed into a spice rack in the kitchen was moved into the added on new master bathroom to be a medicine cabinet. And of course the hardwoods were kept and restored where possible. The light shades were kept and reused.

Surrounding Area

This house lies on a delightful street just blocks away from downtown Luling, close to the Zedler Mill, and two blocks away from SETON Hospital. The lots across the street are the backs of two properties that are developed. The backs of these two lots are full of foliage making for a nice view and additional privacy.

History

During this restoration, the two previous owners dropped by to take a look at the house as well as the grandson of the man who built the house in 1926. The grandson told about the large area behind the garage and the storage building. He said they had animals back there including horses. He said they kept the feed in the storage shed there. He was delighted to see the house after all of these years. He told me of various pieces that he had now that used to be in the Gingerbread house such as an urn that used to sit on the same fireplace hearth.
Not the previous owner, but the family before that, came by. She brought her daughter to show her where she had grown up in the 70s. She told stories of she and her brothers sliding down the staircase on pillows.
And the previous owner gave her seal of approval on the renovation. She, her husband and daughter lived in the house from 1983. She said all of the original wood doors were painted so they sent them to a special place in San Antonio to have the paint removed without harming the original wood. I'm glad they did that, because the original doors are beautiful. I've never seen to so much love and affection for a house. So many sweet memories were made in this house.

This fabulous restoration features ALL new plumbing, New Electric, New 5 ton Carrier AC System with ducts installed, New Kitchen cabinets, Quartz countertops, New appliances including hot water heaters, windows made functional again, refinished hardwoods, new hardwoods in kitchen area, new Moen and Pfister faucets, new sinks, refinished bathtub, New master bathroom and closet added on, New lighting, new ceiling fans, New privacy fence at the back of the property, new gutter over back door to keep water from ruining back door, new thresholds at exterior doors, New paint throughout, interior and exterior, New window in original bathroom, new tile in utility room, master bathroom, master closet, spray foam insulation added to part of attic crawl space and above one upstairs bedroom, wall opened up between kitchen and dining room. Life has been put back into this beauty to enjoy for another 100 years.
