The Maple Glen area of Upper Dublin Township is a mature neighborhood located in Eastern Central Montgomery County just north of Philadelphia. The excellent award-winning Upper Dublin schools offer 3 elementary schools, 1 Jr High and 1 recently updated High School. There is a SEPTA train/transportation station 10 mins away with frequent trains into Philadelphia. Convenient shopping and banking is 5 mins away in Maple Glen and big box stores and Willow Grove Mall are 10 mins away. Upper Dublin Is a small tight community that has excellent parks, a dog park, library and township sports and adult education programs. Numerous gyms and coffee shops are 5-10 mins away. The charming walkable towns of Ambler and Doylestown (in Bucks county) with numerous well-regarded restaurants are 10 and 20 mins away respectively.

History

Our home was one of the original large homes built in Upper Dublin Township. Upper Dublin has a number of distinct communities including portions of Abington and Ambler, Ft Washington, Dresher, Maple Glen, North Hills and Oreland. This is the 300 year anniversary of the founding of the incorporated township in 1719 and our home was built in the 1738-1740 period. It was once a large farm with large barns and hundreds of acres. Remnants of the original stone barn are nearby. Many of the battles of the Revolutionary war were fought in this area with General Washington and his men encamped here in 1777 prior to their march to Valley Forge. While our home has been updated over the years, to keep it livable, it still retains its colonial charm with high ceilings, random-width pumpkin pine floors, plaster walls, deep windows with curved walls, large stone and brick fireplaces, front and back stairs, candle/lamp closets on the upstairs fireplace, two "pay drawers" built into the walls of the dining room (the original home's kitchen) and a large domed roof root cellar in the basement.

Recent Improvements

Philadelphia is blessed with a number of original colonial homes and commercial properties. However, many are poorly located or in general poor condition. Unlike many colonials, our home is located far back from the road and in a very private 1.3 acre setting of mature trees and shrubs. It is completely fenced in making it ideal for pets and playing children. It has been continuously occupied since 1738-40 and each family though the centuries has done their best to main its integrity and have contributed to its upkeep and updating. It is move-in ready.

The owners prior to us added all new support beams and support jacks and cemented in the basement floors and walls. (The basement is dry and we have maintained it to keep it that way.) They also repaired and replaced the outside wall stucco and added insulation in the attic and under floors and above ceilings. This gave our home a very solid foundation. We bought the property in 1996 and between then and 2010 did a number of small cosmetic projects but major changes included adding a large, extra-deep detached 3-car garage with walk-up storage area and a large family-friendly pool outside the backdoor next to the big bluestone patio. We also added a natural-gas grill. It is now a great space for entertaining. Since 2010, we replaced many windows in poor condition, added gutter guards, and replaced most of the windows with storm windows. We also connected the home to the public water supply instead of using the existing well-system. (The home was already on public sewer.) The roof was completely replaced included decking and flashing in 2014 and we added in missing flooring to the attic to make it safer and more secure.

In the last 4 years, we completely renovated the kitchen and all bathrooms with granite countertops and all new appliances and fixtures. We expanded the Masterbath by 2-ft and added a large walk in shower. In 2018, we painted the house inside and out and had all the hardwood floors redone including the original pumpkin-pine floors upstairs. We have added new door knobs and locks on all outside doors, several new light fixtures and ceiling fans, 12 new outlets in the den and changed all house outlets to 3-prong and replaced all the light fixtures in the basement. We created a new master bedroom "his and her" walk-in closet with new French doors and added a new wet-bar in the Dining room with beautiful custom soap-stone counters. We added new cement porches to our side doors and a new stone walkway to the front door. We just re-rocked the large parking area in front of the garage. Most of the pool equipment has been replaced in 2019. It is very easy to maintain and operate.

In other words, we have done our best to get our home ready for its next special family so they can move right in and enjoy the charm and character such a home has to offer. We were privileged to raise our 3 small children here and now it is someone else's turn to experience living in such a gracious historical property and making their own memories. We are motivated sellers and will work with you to fairly address any issues or concerns but we are confident that we are handing off a solid home that has stood the test of time.
