Inn Britannia is an 1830 sea captain's home on 5.1 acres on the mid-coast of Maine. Currently a very successful, award-winning Bed and Breakfast the inn provides eight guest rooms with private bathrooms, four public rooms, a three-bedroom owners' home with a rental apartment above.

Inn Britannia, award-winning bed and breakfast in the mid-coast of Maine

Inn Britannia was created in 2002 by the complete renovation of a circa 1830 sea captain's mansion. Every room was renovated, bathrooms were added and updated; plumbing and electric was updated. A complete fire safety system was installed including sprinkler system and alarms. In addition, owners installed new windows, chandeliers and sconces, vinyl siding on side and back, a new deck for one guest room, gas parlor stove for another, new complete expanded septic system, extensive landscaping and storage throughout. A chicken coop and a very secure chicken yard provide the opportunity to offer your guests fresh eggs year-round.

The owners' residence was built circa 1992. It offers a large living room, dining room (which we use as a butler's pantry), large office, 3 bedrooms, 3 1/2 bathrooms, walk-in closets, hardwood and carpeted floors. The kitchen connects the inn to the owners' residence. It has a ceramic tile floor, cherry wood cabinets, butcher's block island, ASKO dishwasher, 2 double stainless steel sinks, 2 gas stoves and a built-in microwave oven. Overall, included in the sale are 4 full-size refrigerators, one upright freezer, 2 gas stoves, one electric stove, 2 Maytag washing machines and 2 Maytag gas dryers.

The current owners added a self-catering apartment on the 3rd floor of the owners' residence. It is fully furnished, including all kitchenware and linens, sleeps up to 5 guests and rents by the week. The apartment has heat and air conditioning and cable television.

An oil-fired boiler furnishes heat to water-filled radiators on numerous zones to heat the innkeepers’ home. The inn first floor is heated by forced air; the second floor rooms have individual electric heaters, making each room an independent zone. A “boiler-mate” hot water tank in the basement of each building provides hot water for the innkeepers’ home and the inn.

All windows in the inn have storm windows.

The original post and beam barn is connected to the owners’ quarters. This building is 3 stories high with a 2-car garage and a small home office/workout room on the ground floor. There is an exceptional amount of storage space throughout the barn and garage buildings. Current owners had the barn and garage wired for electricity in 2002.

All furnishings are included with the inn and apartment with the exception of a few personal items noted on a separate list. Sale will include a complete set of dining china service, glasses and flatware. Furnishings include 6 televisions all connected to cable. Also included are 3 computers with inn-keeping software and guest database. The computers are connected to the internet via cable. In addition wireless (wi-fi) connection is available in most areas of the property.

The property has been landscaped with perennial flowers and shrubs to provide an English-style garden throughout the growing season. The large field in front of the inn provides for lawn games or small wedding ceremonies. A simple gazebo and some lawn furniture are included.

The back of the innkeepers’ home has a fenced area for a dog. For the sake of efficient maintenance the back and side of the inn were sided with vinyl.

The first floor bedroom in the innkeepers’ home has a handicapped-accessible bathroom.

The back of the innkeepers’ home has a huge built-in storage unit on both the first and second floors.

There are 2 wood-burning stoves offered in the sale – one in the living room of the inn and the other in the living room of the innkeepers’ home.

The first floor of the innkeepers’ home opens to a large covered porch through wood-framed French doors.
