This is a beautiful 2 bedroom, 1 bath turn of the century bungalow for sale in Los Angeles's historic Angelino Heights neighborhood. Period details, huge rooms, high ceilings, and hardwood floors throughout. It features: a huge L shaped rocking chair front porch; waiting room style entry hall, large living room; formal dining room; big kitchen; and lovely alfresco patio. There are 2 bedrooms on the main level. The bedrooms are connected by a Jack and Jill bathroom each of these bedrooms has a reach in closet. There's laundry and storage set up adjacent to the kitchen. An unfinished attic with high ceilings awaits to be converted into a dream master retreat with large closet and private full bath with views of downtown. Full size unfinished daylight basement. A gated driveway leads to an old style 1 car garage converted (by 2007) to a workout gym, gardeners area and storage for tools, equipment and gardening supplies.

Angelino Heights (Established in 1886) is one of Los Angeles oldest suburbs and it is located between Downtown and Silverlake. 2 Blocks from the house is Carroll Avenue home to many Victorians, Queen Annes, Craftsmans, and Mission revival; many including this house, have been used to various filming purposes over the years. Today it is still a popular area for film production. These homes have been featured in scores of Hollywood motion pictures, television productions and commercials for television and print. Houses have been featured in the productions of “Chinatown”, “Lady Sings the Blues”, “East of Eden” (remake), “The Thornbirds”, “Charmed”, “Helltown”, Michael Jackson’s “Thriller” music video, “The Color Purple” with Oprah Winfrey and from the silent film era, the “Keystone Cops” just to name a few!

The 1300 block of Carroll Avenue has the distinction of being listed on the National Register of Historic Places and in 1983 Angelino Heights was qualified as Los Angeles first Historic district. Angelino Heights was designated the very first of the now dozen or so Historic Preservation Overlay Zones (HPOZs). Homeowners may avail themselves of property tax relief under the Mills Act and they may pass these advantages on to subsequent owners. The neighborhood has an active HPOZ board which promotes preservation and restoration of the vintage architecture. What homeowners do inside is, for the most part, not subject to design review. The Angelino Heights Trolley Line, Inc., a nonprofit charitable public benefit corporation, has been formed by local volunteer residents in order to restore this antique trolley car and establish a working electric streetcar service in Angelino Heights and the surrounding area. The trolley will provide a convenient connection to other nearby historical, pedestrian oriented areas such as the Echo Park Business District and Lake, Chinatown, El Pueblo de Los Angeles State Historic Park and, of course, Union Station.

In recent years (as of 2007), this neighborhood experienced a dramatic resurgence. The HPOZ meetings have a high attendance and request for home improvements. Demand for homes in the area has skyrocketed in the past decade as young professionals return to neighborhoods to reclaim the strong sense of community and to cut down on their commute to downtown. This neighborhood is for walking dogs, sitting on porches and saying hello to your neighbor.

Sensitive new commercial development is taking place in the area as well; downtown is in the process of a major transformation. Adjacent shopping can be found on the famous Sunset Blvd, Echo Park Avenue and Alvarado street.

Area amenities include: Echo Park Lake home of The Lotus Festival held in July, Elysian Park with tennis courts, hiking trails and many BBQ parks .Los Angeles Zoo, Griffith Park Observatory, and walking distance to Dodger Stadium.
