Squatters had invaded the home prior to it being listed, and we had to contend with a great deal of human (and animal) mess - hence the title of the site. My partner works full time, second shift; I work two .8 FTE jobs, but since they're both virtual I'm able to be more flexible with my scheduling and am doing the bulk of the work myself. I don't have much experience aside from the everyday handyman sort of work (although we've rented some horrible homes, so I'm pretty good at quick plumbing and cosmetic fixes); and we don't have much of a budget, considering the amount of work that has to be done -- so I'm learning as I go. The plumbing hookups to the water heater and radiators, and all of the electrical work, will be left to the professionals. Everything else, from mold remediation in the basement to repairing the roof, I'll be completing one project at a time.

We're in our late 20's and just bought our first home..."as-is"! We have 3 main goals while renovating:
1. efficiency
2. greenness
3. on budget
We want the house to be as efficient as possible. This includes use of space (goodbye traditional dining room we'll never use) & regulating temperatures (what's the point of have a new heating system done if it's too expensive to actually run all winter?!). Our greenness goal tied to efficiency, but also includes the type of materials we'll choose as we go. We want to make our home as healthy and clean as possible. As far as staying on budget, that's kinda a no-brainer. We want to be able to actually live her and enjoy it when this is all said and done! We've bitten off A LOT more than we anticipated when our house hunt began but something about this house just felt right...

Not for Sale: This is a restoration of the original log home that the client’s great-great-grandfather built with his own hands, with the assistance of itinerant crafstmen, when he moved to Texas in 1856. This vintage structure consists of two cabins (pens) separated by an open passageway (dog-run or dogtrot), with a continuous gable roof covering both cabins and the passageway between them. The porch extends across the entire front of the house and, the passage between the two pens, was enclosed by screens. A lean-to shed, was constructed at the rear of each cabin for a kitchen and bathroom. This type of shed was often an addition to these 19th century Texas log homes. The structure was disassembled and moved to the family ranch near Tyler, TX. and was completed in late summer of 2009.
