This is an incredible house with an incredible history. The house was built on 9th street in Oak Cliff by a wealthy Dallas family. We think it was originally about 6,700 sq ft. The house was cut in four parts and moved 30 miles in the fifties, where it was a family farm for years. In the early 70s is was purchased to be used as a home for neglected and abused girls and it remained that until the 90s when it was largely abandoned.
When we bought it the local wildlife had pretty much taken over; racoon, squirrels, rats, mice,teenagers.
We envisioned a home for our large family and later a B&B, since the property had once been zoned commercial and had commercial wiring/plumbing etc. What we didn't envision was the need to move out of state partway through the restoration process. The boring structural stuff is done, we are currently working on the four porches. It needs paint and those awesome details that only you can provide, we will continue to paint, paper, and polish.
There were, originally, about 4-5 fireplaces. There was one when we moved in and we replaced a missing one with a ventless gas fireplace (in the reception parlour.)
Bathrooms. There are 3 full baths. The bathroom upstairs has 2 toilets and 2 tubs. That bathroom could easily be walled off and turned into a half bath attached to one of the bedrooms, which would give you 3.5 bathrooms. There is a large shower in one of the bathrooms.
The kitchen/dining area is very large, with 4 ovens, 2 dishwashers and a huge walk in pantry. It will be the last thing that we work on. There are huge built in bookshelves. I loved working in this kitchen because it is so open and spacious and a wonderful family gathering place.
The laundry room has 2 washer/2dryer (gas) hookups. No excuses for not keeping up with your laundry.
The four bedrooms upstairs are very spacious, the closets in 2 of the rooms have windows and are big enough to be rooms in their own right.
A fabulous turn of the century light fixture graces the hall, with its original amber glass shades. It is not original to the house but it is in keeping with the age of the house.
There are ceiling fans in every room. We do not use a/c in the summer because it stays tolerable with the ceiling fans going. 10 ft ceilings down, 9 up.
There is also a large office area with built in desk and shelves and storage cabinets, and bedroom and bathroom downstairs- again, perfect for a b&b with inn keepers on site.
There are french doors between the office and sunroom. Great for the work at home parent that needs privacy and the ability to keep an eye on the kids.
The sunroom/sleeping porch/den is incredible. One of my favorite rooms. The windows face south, west and north and the room is full of light all day. Because the house is built up on a knoll sitting in the den gives you the feeling of being up in a tree house and gives you an excellent view of the wildlife. We have recorded painted buntings, indigo buntings, bluebirds, cedar waxwigs, inca doves, red tailed hawks, and a huge owl, as well as fox, coyote, bobcat and a circus of raccoon and squirrels.
The windows are double pane glass. Not my personal favorite but the previous owners installed them. The house is well insulated.
The house has vinyl siding (don't blame me, it was here when we moved in) but peeking underneath, the beveled edge siding looks to be in great shape.
The property is wooded with tons of Pecan trees, in fact our farm name is, aptly, Pecan Knoll Farm. There is plenty of firewood stacked for you to enjoy as you eat dinner in front of the roaring fireplace. There is a four season creek in the back of the property . We have horses, chickens, sheep and goats so there are storage sheds and barns.
The cool thing is that the house is situated on 3 interstates, I20, I35 and I 45, and is just 20 minutes from downtown Dallas, and about 20 minutes from neighboring historic Waxahachie.
Lancaster is a small but growing town that was incorporated in the 1850s. It has a wonderful historic district that is in the process of rebuilding.. There are huge, old trees that line the main streets of town, and beautiful Victorian homes. The town is growing by leaps and bounds and the historic society is working hard to let people know about Lancaster.
Things to do
The house is within just a few miles of the golf course.
The city is working on a nature center complete with horseback riding trails, hiking, bird watching blinds, and many other activities.
The historic town square is being restored. Here you will find antique shops, restaurants, gift shops, a day spa, and an awesome bakery. Around the square are streets of beautiful historic homes.
Many restaurants and shopping within just 5 miles.
A short drive into Dallas.
An excellent man made lake within 20 minutes with great fishing and water sports 7 months or more of the year.
3 miles to Home Depot.
Lancaster has a great recreation center with an indoor pool, weight room, track etc.
Many community activities throughout the year; Christmas Parade and Tree Lightening, Concerts and special events all summer, Tour of Homes, too many to mention.
The house is close enough to be involved in all the fun but far enough out to see the stars at night and catch a bazillion fireflies.
