155 year old, totally renovated pecan plantation house on 12 acres, part of 200 acre deed restricted development with stocked 7 acre pond (only 11 possible houses, currently 3 homes) 1 mile from The Resort at Lake Blackshear, Marina, Golf Course and State Park, Cypress Grill with live entertainment, www.LakeBlackshearResort.com, 2 hrs.south of Atlanta. 5 bed 5 1/2 bath, 3 car garage with guest suite above, screened pool and outdoor kitchen.

Home has been totally restored, new wiring, plumbing, roof, mechanicals, exterior just painted, spay foam insulation in attic and crawl space, heart pine floors, walls, ceilings. 8 fireplaces(five with gas logs with remotes), koi pond, four rail board fencing for horses.

The property taxes on house and 12 acres would be approx $4500 per year (you could claim agriculture exemption) insurance is approx $3000 per year, we are not in a flood zone. The pecan trees are managed by Ellis Brothers and our acreage income is approx 3K per year and all the pecans you can eat and give away to friends, actually everyone loves them. Cordele (10 miles to the east) is about 10,000 with a nice hospital, college, country club and basic shopping. The excursion train, Sam's Short Line runs from Cordele to Plains (Jimmy Carters home town), it actually goes by our house several days a week, across the road and field(this use to be the town of Coney and the lake was just the Flint River and the Ferry crossed here).

Cordele is along I75 so it has a lot of chain restaurants, motels, super WalMart, etc. Lake Blackshear is 1 mile west with The Retreat, Marina, and two golf courses. The Cypress Grill at the Marina has live entertainment Wed thru Sunday (comedy night, live music), boat sales, and slips available, great fishing lake. The Retreat has live entertainment weekends and great accommodations and restaurant. There are several other really nice restaurants in the lake area.

25 miles west is Americus, more options there and many more nice restaurants. The historic Windsor Hotel and Rylander Theater is in Americus. Andersonville is also very close (Civil War Prison Site).

Albany is 35 miles south, Macon 50 miles north, and Atlanta is 2 hours north.

The most important fact regarding this area is a sense of community and everyone is so friendly, big retirement and second home population on the lake.
