History

Country Getaway

This country retreat has three separate buildings on 3.6 acres with an additional 95.98 acres of wooded land. Ideal for an artist retreat and studio, for family vacations or a long weekend get-away, for those who want to hike, fish, hunt or snow mobile. If desired, income can be earned by logging the woods. Live in one house and rent the other houses for weekenders. The property has great potential and lots to offer.

This was the East Meredith depot for the Ulster & Delaware Railroad, which stopped running in 1954.

The building has the original rooms from 1898, with the living room formerly the waiting room, and the telegraph section looking to the front, now good for a dining table. The ticket buying area is now a bathroom, complete with shower. In the back the baggage area has been made into two bedrooms, with doors out onto the decks in front and back of the Depot. An oil furnace is in the cellar along with a pump from the artesian well in the yard.

The second building is off the back. The deck continues to the newer building (1980-81) and has steps coming up along a rhododendron bush. The split level deck can be accessed from the upper living room area or from the lower master bedroom. This building is heated by electric panels and a wood stove. Upstairs are kitchen, dining area, living room with built-in bookshelves, and two closets. An office and bathroom (with tub and shower) complete the upstairs. Downstairs are two bedrooms, with three skylights and large windows out to Kortright Creek.

A third building was completed in 2000, a garage with two doors and space for tools and gardening equipment. The spacious upstairs studio includes a kitchen and bathroom. The studio has a large window overlooking the gardening beds below and over to the other two buildings. A large ceiling fan effectively distributes the heat supplied by a propane gas stove. In addition to the three bathrooms, on hot summer days there are private outdoor showers for two of the buildings.

The property has several outside parking areas as well as three indoor spaces. The former railroad track is now a lane that cuts through the trees from County Rte.10 and continues along the Creek. Spirea bushes ending with a hydrangea tree are on the parking side of the Depot and grey pavers are under the overhanging roof.

Taxes: 3 buildings and 3.6 acres = $3,914.63 (School - $1983.69; County - $1930.94) - 3 buildings and 3.6 acres offered at $269,000.

Additional wooded 95.98 acres are being offered at $125,000.

Taxes for 95.98 wooded acreage = $3,592.28. Tax breakdown for the 95.98 acres: 28.50 acres = $1,070.83; 13.88 acres = $905.10; 53.60 acres = $1,616.35 -

Total Annual Taxes for 3 buildings on 3.6 acres plus 95.98 wooded acreage: $7,506.91.

This retreat is about 3.30 hours from NYC.

The property is just a short walk down the road from the Hanford Mills Museum. Hanford Mills Museum is an historic GRIST MILL and SAWMILL and national HISTORIC DISTRICT in East Meredith, New York.
