Property description

The land is mostly cleared with mature and some newly planted trees and would be ideal for someone wishing to take up sustainable gardening or to just practice your golf swing or both. The house has been thoughtfully restored to reflect modern conveniences whilst retaining many original features.

The exterior has white vinyl siding and all windows have been replaced with vinyl, tilt-in thermal units with integral screens. The old roof was removed and replaced with shingle within the last 10 years. The circular driveway is gravel and leads to a double car port.

The house is serviced by town water and has a septic sewerage tank. It was completely rewired in 2007 with the inclusion of an automatic, propane 10,000 kilowatt generator. Two zoned heating and air conditioning is installed with the ground floor serviced by a propane furnace (replaced 2014) and the upstairs by a heat/air pump. As an additional benefit, the propane tank belongs to the property which allows the owner to shop around for the best price in gas.

The wooden front porch with six columns, leads to the main hallway which stretches the length of the house and at its widest points is 12 ft. Ceilings are 10ft throughout the ground floor, with hardwood 4 inch cove molding, ceiling roses and 10” base boards with molding to all rooms.
All floors are original in finished pine and doors throughout the house are original and have been restored. The five main doors have transoms and the original back door leads to the additions which provide bathrooms and a second kitchen to the main house.

The lounge and dining rooms (15’ x 15’ approx.) lead off from either side of the front hallway. Both rooms have 4” ceiling molding, ceiling roses and overhead chandeliers/fans. They also have the original fire places, now fitted with propane gas logs, and built-in bookcases.

Leading from the lounge is the Conservatory (17’ x 11’ 6”) which was converted from the original screened-in porch to include thermal sliding windows with screens. Retaining its original features, this room is insulated and can be used year round with the use of an electric heater and has a panoramic view of the whole left side of the property.

The den/family room (15'4" x 15'6") has original pinewood floors, 4” ceiling molding, ceiling fan/rose.

The original, bay windowed dining room has been transformed into a large dining kitchen (20’ into bay x 14’ 7”). Custom built cabinets are fitted with stone countertops, ceramic tiling and under cabinet lighting. Appliances include Whirlpool side by side refrigerator, Whirlpool electric oven under center island (both new within the last two years) and dishwasher.

Behind this kitchen, is the second fitted kitchen/prep kitchen with a gas propane range. The two kitchens complement each other, with two sinks, two ovens, side by side and under counter refrigerators and a large array of cabinets, making an ideal arrangement for a B&B or for family entertaining.

Returning to the hallway, the original back door leads into a foyer with sliding, screened door onto the back deck. Just one of the historic features of the property is the original, two story cook house, set back from the house some 12 feet and connected to the house by a deck 28ft in length with stairway at either end.

Off the foyer is a large bathroom with bath and shower over.

The upper floor ceilings are 9ft in height, with 4” cove moldings and some finished pine floors with moldings. Leading off are 4/5 bedrooms/office/nursery option. The four main bedrooms are approximately 15 x 14 feet, have ceiling moldings and ceiling roses, lights/fans and built-in cupboards. One of the rooms has an original, unique Dutch door with screen door leading onto a large balcony over the conservatory.

The Master bedroom is on-suite with walk-in shower and dressing room to side.

Finishing off the upper floor is the third bathroom with new wood floor, wainscoting, new fixtures including a claw foot tub with shower over, pedestal sink and W.C. were installed.

All walls and woodwork have been carefully restored and decorated to a high degree, with some walls painted and some wallpapered.

Charlotte Court House is a unique and unspoiled historic town situated within easy commute of Lynchburg and Farmville and for the Universities of Liberty, Hampton Sydney and Longwood. The Town offers a real home town welcome to new comers and is home to the oldest, continually serving Courthouse in Virginia, built to the design of Thomas Jefferson. Patrick Henry’s Redhill home is approximately 15 miles away and the historic site of Appomattox is a half hour drive. Randolph Henry Middle and High School is a five minute walk away.

As the sellers are down-sizing there will be an opportunity to negotiate on items of furniture.
